Huge Activity Week! | Summit County Real Estate Blog

Wow, the market pulled off a great week of activity with a whopping improvement of 67% for Summit County residential listings going under contract over the same week last year! And this is a ?Wow? that we have been waiting for a month to happen and it is great to see such a strong kick off 1st week of August for what is historically one of the busiest months of the year.

There are 1575 active residential listings for sale in Summit County (down by 14%) and there are 224 listings under contract (up by 20%). The year to date sales of residential sales in Summit County are up 15% with the average sold price down by 2%. Breaking that down by the two major sides of the county shows the North Side with a huge improvement in sales (24% up) and the South Side up by 4%.

The best news, of course, is the 40 listings going under contract this past week; which is a tremendous surge of activity. The listings that sold were up a bit and the new listings down a bit and neither were anywhere near the improvement in listings going under contract! Yeah!!!

Running numbers through August 4, 2012 results in interesting graphs and stats for both Condominiums and Homes. The first interesting tid bit is that, generally speaking, the county is at 2006 average sold prices ? pretty much across the board as well as in each town for condos or homes. In most situations the 06 level is appropriate (sometimes a bit more or a bit less) for pricing today. In fact, if one prices at 09 or 10 levels they could find themselves priced out of the buyer?s ball park.

Condominium sales are down in the number of sales county wide as well as by each town ? except for Frisco where the sales are flat. You can find the Condo PDF File here

Single Family Home sales are up more so than condo sales. In fact, home sales are up 37% county wide! A couple things on the graph sheets: 1. There is a number on the blue line on the chart for the average sold price that represents the percent change from the year end average sold price to the current year to date average sold price. 2. In red next to the number that have sold year to date there is a percentage that represents the change as compared to the year to date sales in 2011. 3. There is a box in the graph that shows the average sold price year to date and the average sold price per square foot year to date and the corresponding percentage change as compared to the same averages year to date in 2011.
